Don’t let the Asking Price Scare you Away


In the Boca Raton Home market, many sellers are remembering what homes sold for last year.In order to make sure you aren’t overpaying for a home, you need to research how many housesare for sale and how long they have been on the market. Once you find a home that you like, ask your realtor to provide you with a Comparative Market Analysis. It costs you nothing, and it can save you a lot of money. Without doing your research – you’ll never know if you are paying too much or if you’re getting a great deal.

Be Patient

Two years ago, Boca Raton Home buyers were making offers as soon as they walked out of a home they toured for 5 minutes. Since then, the Palm Beach County market has shifted. Although sellers still have the upper hand, most buyers have a little more time between viewing a home and making an offer. Take your time and do your homework. Researching your new community is very important. Make sure you look into the school system, zoning issues, jobs, and property taxes.

Once you’ve made your offer, make sure you have the home professionally inspected. Also, although a real estate attorney may seem like an unnecessary expense, it really can prove to be one of the most valuable professionals you can have on your side. There are a lot of different issues that can come up at the last minute, but with the proper representation, most issues will fizzle rather quickly.


Ask for Bonuses


Some sellers just won’t negotiate on their asking price, while others will. But, just because they won’t lower their price, doesn’t mean they aren’t willing to add other bonuses. With the market today, some sellers are willing to add in 1 year’s worth of massages, lawn care, pool maintenance, automobile cars, etc, etc. Although the added perks are great, don’t let a bonus cloud your thinking and overpay for your next home.
